Selling Real Estate in Lebanon County, PA

Lebanon County sits in the heart of the Lebanon Valley, a fertile stretch of the Great Appalachian Valley between Dauphin, Lancaster and Berks counties, with the city of Lebanon as its county seat. Swatara Creek drains most of the county toward the Susquehanna, while the Tulpehocken carries its eastern edge toward the Schuylkill. The I-78 and I-81 corridor crosses the county, and US 422 links Lebanon east to Reading. Formed in 1813 from parts of Dauphin and Lancaster counties, it’s the hometown of Lebanon bologna.

Lebanon Valley Farms & Small Towns

The valley has long been admired for its farmland. About 1,000 farms work roughly 110,000 acres, and Lebanon ranks fourth in Pennsylvania in farm sales, led by poultry and eggs, dairy and hogs. Preserved farms, dairy herds and horse-and-buggy traffic are part of the scenery on quiet country roads, and towns like Annville, Myerstown, Palmyra, Schaefferstown, Jonestown and Mount Gretna keep a small-town feel, with Middle Creek Wildlife Management Area and Swatara State Park close by.

Who’s buying in Lebanon County

About 146,000 people live in Lebanon County, and roughly 71 percent of homes are owner-occupied. More than a fifth of residents are 65 or older. Buyers include Plain families looking for farms, shops and land, poultry and dairy operations adding acreage, commuters who want a country address with interstate access toward Harrisburg, Lancaster and Reading, and retirees seeking a quieter pace.

Why auction in Lebanon County

Productive Lebanon Valley farms and homesteads attract buyers from inside and outside the county, and an auction brings them to the table on a set date with clear terms. Our team knows Lebanon County and the best ways to reach the bidders who want to buy here.

Intel Auctions has two auction methods, Live Auction and Intel Phone Bidding. Utilizing the Live Auction method gets all potential bidders onsite at your property. We then open the auction with a starting bid, after which each bidder can raise the bid as often as desired until each bidder has put in his maximum bid. Once the bidding is complete, the property is sold in “As – Is” condition to the winning bidder.

The Intel Phone Bidding Auction is managed just like the Live Auction, but the auction is done via phone bidding instead of on your property. The auctioneer manages the bids and lets callers know where the current high bid is at. Bidders can raise the bid as often as desired. Once all bidders have placed their highest bid, the Auctioneer sells the property in “As-is” condition to the winning bidder.

Intel Auctions handles all the details throughout the auction process including an attorney that prepares the conditions of sale.
