Selling Your Home in Denver, PA
Denver is a small borough in northern Lancaster County, tucked into the valley where Cocalico Creek and Little Cocalico Creek meet, bordered by Reamstown and Stevens. It’s about 17 miles northeast of Lancaster and 15 miles southwest of Reading, with the Pennsylvania Turnpike crossing its north side and the Route 222 interchange just 3 miles east. Settled in the 1730s as Bucher’s Thal, it took the Denver name in 1881.
Small town, big fair
Each September the Denver Fair fills Denver Memorial Park for five days: livestock shows, baked-goods contests, a baby parade, nearly 30 midway rides and free nightly entertainment, capped by Saturday-night fireworks. Admission is free, and more than 40,000 visitors come through. The Bucher’s Mill Covered Bridge is a treasured local landmark, and students attend the Cocalico School District alongside neighbors from Adamstown and the Cocalico townships.
Who’s buying here
About 3,800 people live in the borough, in roughly 1,430 households. More than half of those households are married couples, and the median age is about 40, so this is a settled, family-oriented town. With Turnpike and Route 222 access close by, Denver draws commuters heading toward Lancaster or Reading, along with local families moving up or downsizing without leaving the community they know.

A small-town home with quick highway access appeals to a wide pool of buyers, and an auction brings them all together on one day. Our team understands Denver and the surrounding Cocalico area and knows how best to reach potential bidders.
